Commercial painting in Surrey lives or dies on the system, not the colour chip. New tilt-up concrete is alkaline and dusty. It wants an alkali-resistant primer from an MPI #3 or #4 category before a high-build acrylic or an epoxy mastic goes on the field. Gypsum in offices takes a PVA or high-hide primer, then a low-VOC eggshell that can be washed without polishing. Doors and frames take a waterborne acrylic enamel or a waterborne alkyd for block resistance.
Steel is a different ticket. SSPC-SP2 or SP3 power-tool cleaning is the floor for maintenance recoats. Blast to SP6 when the spec says so. Zinc-rich epoxy or an organic zinc primer, then a compatible epoxy intermediate and a polyurethane or polysiloxane topcoat if UV is in play. Wet-film thickness is checked with a comb during the pass. Dry-film thickness is checked after cure. That is how you know the primer actually hit the mils the data sheet asked for.
Floors start with a moisture number. ASTM F1869 calcium chloride or F2170 in-situ RH tells you whether a standard epoxy will blister. If the slab is wet, you switch to a moisture-mitigating primer. Diamond grinding opens the surface profile. A notched squeegee and a spiked roller lay the body coat. Broadcast quartz if you need traction in a dock aisle. The BC Building Code and WorkSafeBC WHMIS labels sit in the binder next to the SDS sheets. None of this is marketing language. It is the difference between a film that lasts and a film that peels in the first wet winter.
